This full-day, CPD Certified course provides CDM Principal Designers and CDM Designers, and those dealing with designers, with the essential knowledge required to navigate the Building Regulations and the Building Safety Act 2022 in England. The course offers a comprehensive introduction to the regulatory framework, ensuring participants understand the various duty holding roles and their duties, how building work is controlled, who is responsible for compliance, and how the new regime—including for Higher-Risk Buildings—is enforced and operates in practice.

With increasing scrutiny on competence, accountability, and regulatory oversight, CDM professionals dealing with designers must understand how requirements under the Building Regulations (England) impact them, and they must be able to apply that knowledge to engage effectively with relevant stakeholders including the Principal Designer, the Client, and Building Control, and work confidently within the reformed system. This course will help participants build that competence, enhancing their ability to act with reasonable care and due diligence in their professional role. 

By the end of this course, participants will be able to:

✅ Describe the purpose and structure of the Building Regulations 2010 and how they relate to the Building Act 1984 and Building Safety Act 2022.

✅ Identify key regulators and authorities, including the Building Safety Regulator (BSR), Local Authorities, Registered Building Control Approvers (RBCAs) and Registered Building Inspectors (RBIs).

✅ Understand how building work is defined, regulated, approved and inspected, including routes to compliance and notification requirements.

✅ Explain the roles and responsibilities of dutyholders—Clients, Principal Designers, Designers, Principal Contractors and Contractors—under Part 2A (dutyholders and competence).

✅ Recognise the enforcement powers, legal responsibilities, and liabilities associated with building regulation non-compliance.

✅ Describe the specific procedures for the new regime for all “building work”, including, gateways and documentation requirements for Higher-Risk Buildings (HRBs).

✅ Understand the principles of the golden thread of information, mandatory occurrence reporting, change control and other prescribed documents.

✅ Assess how to apply the regulations within real-world project environments and identify where further competence or CPD may be required.

Please note: This course in intended to equip CDM professionals dealing with designers with the knowledge to navigate the Building Regulations (England), in order to confidently work alongside the new regime’s dutyholders.

The course will not provide you with the necessary competence to fulfil the Principal Designer Building Regulations role- additional specialist training, experience and skills development will be required.
