We'll explore the PAS 9980 Fire Risk Appraisal requirements for external walls and examine the structural implications of Cross Laminated Timber, particularly progressive collapse risks and the critical choice between exposed timber and encapsulation.

The core focus addresses concealed spaces within Modern Methods of Construction - the compartmentation and fire protection details where timber frame construction most frequently fails. Using the Worcester Park fire as a case study, we'll analyse how fire destroyed 23 apartments in a four-storey timber-framed block, examining causes and lessons learned.
